Position Overview
This position will be based on-site at our office in Denver, CO. in alignment with our flexible work policy. (3 days on site required, 2 days flexible).
The Senior Manager, Investment Management is responsible for asset-level commercial ownership for post‑acquisition projects in North America—supporting the transition from land acquisition through major commitments and into lease execution. This role serves as a single accountable owner for turning cross‑functional inputs into clear, decision‑ready recommendations through standardized processes and durable “single source of truth” artifacts.
This role partners closely with cross‑functional stakeholders (e.g., Market Development, Energy, Construction, Sales/SE, Capital Markets, Corp Dev, Public Policy, Finance, Legal, and Operations) to validate assumptions, surface key risks/commitments, and frame executive‑ready decisions that protect returns and drive consistent capital outcomes.
Essential Job Functions
Investment Decision Materials & Approval Enablement (Post-Acquisition)
Own the quality and consistency of investment decision materials for assigned projects (e.g., investment memos / approval packages), ensuring they clearly present key assumptions, capital commitments, return implications, and principal risks/mitigations.
Coordinate cross‑functional inputs and convert raw data into clear, decision‑ready recommendations that advance opportunities through the company’s approval process.
Maintain a structured cadence for major commitments (e.g., capital releases, project‑level scope changes, and other high‑impact decisions), including meeting preparation and executive‑level readouts.
Lease Negotiation & Execution
Participate in lease negotiations and execution activities in partnership with Sales, Solution Engineering, and Legal, serving as a representative of the business to support commercially sound outcomes.
Ensure proposed terms, commitments, and concessions remain consistent with approved underwriting—explicitly identifying where economics, scope, schedule, or risk transfer deviates and proposing practical mitigations or alternatives.
Help drive internal alignment and decisioning on negotiation positions by translating customer asks into clear tradeoffs (risk, return, schedule, and deliverability) and preparing concise, executive‑ready summaries.
Complex Modeling, Underwriting & Return Integrity
Provide analytical leadership for complex modeling projects and underwriting updates that support leasing strategy, joint venture / partnership considerations, and major investment decisions.
Build and maintain scenarios and sensitivity analyses to quantify the impact of key variables (e.g., pricing, capex, schedule, power/utility assumptions, monetization scenarios, and financing terms) and translate outputs into clear recommendations.
Ensure recommendations explicitly frame risk/return tradeoffs, scenario impacts, and key sensitivities, and that they align to standardized underwriting expectations and risk discipline.
Pipeline, Inventory Visibility & Comparable Insight
Support disciplined visibility into project pipeline and owned inventory by building and maintaining dashboards and recurring reporting that informs prioritization and capital allocation.
Foster relationships with market participants to support the collection and organization of comparable data (market comps) used in underwriting and strategic positioning
Cross‑Functional Influence & Risk Mitigation
Serve as a single accountable point within Commercial for synthesizing partner‑team inputs into cohesive recommendations—surfacing risks, capital commitments, and decision implications clearly.
Drive alignment across stakeholders by ensuring decisions are grounded in consistent, data‑driven evaluation and appropriately documented for transparency and repeatability.
Leadership & Team Development
Mentor analysts and junior team members by setting priorities, coaching analytical rigor, and raising the bar on executive communication and structured problem solving.
