JOB SUMMARY
HGI is seeking a Senior Associate to join our Investment Management team, with a focus on our fund and real estate credit platforms. The Senior Associate will support fund and investment level analysis, monitoring, and reporting across the portfolio, with meaningful ownership of performance evaluation, valuations, and investor reporting workstreams. The role contributes to quarterly reporting and distribution processes, supports underwriting and surveillance of credit investments, and serves as a day-to-day point of contact for investors, auditors, and internal stakeholders. The Senior Associate will partner closely with senior team members and cross-functional teams, and may help guide Analyst-level work product. The role is onsite, based in New York City.
RESPONSIBILITIES
- Conduct fund and investment level performance reviews across equity and credit positions, including financial modeling, pro forma cash flow analysis, loan-level credit surveillance, and market landscape assessments.
- Evaluate the risk/return profile, capital structure, and strategic fit of new equity and credit investment opportunities.
- Support the quarterly fund distribution process, including aggregating financial data, analyzing fund-level performance, reviewing projections, and preparing waterfall calculations.
- Lead quarterly valuation processes for fund investments, including credit mark-to-market analysis, coordinating with external appraisers, valuation specialists, and auditors as needed.
- Assist in evaluating new opportunities across property sectors and the capital stack — including senior loans, mezzanine debt, preferred equity, and common equity — preparing analyses and recommendations for senior leadership.
- Prepare detailed quarterly fund and asset performance reports, including equity and credit portfolio reporting and customized investor reporting.
- Contribute to fundraising and investor marketing materials, including due diligence questionnaires, pitchbooks, and fund-level performance presentations.
- Provide day-to-day guidance to Analyst-level team members, including reviewing models and reporting deliverables.
- Support special projects and strategic initiatives as directed by senior leadership.
- Coordinate across all verticals of the firm, including Transactions, Asset Management, Accounting and Finance, Legal and Compliance, and Investor Relations.
QUALIFICATIONS
- Bachelor's degree in finance, real estate, or a similar field
- 4-7 years of progressive experience in commercial real estate private equity, real estate credit/debt, private equity, or financial services
- Strong expertise in underwriting, deal structuring, fund waterfall mechanics, and private equity real estate fundamentals; familiarity with real estate credit instruments (senior loans, mezzanine, preferred equity, bonds)
- Demonstrated ability to own workstreams, manage multiple priorities, and work collaboratively in a fast-paced environment.
- Advanced proficiency in Microsoft Excel, Word, PowerPoint, and related platforms.
- Exceptional attention to detail, analytical rigor, and ability to manage multiple priorities simultaneously.
- Strong written and verbal communication skills, with the ability to prepare materials for and interact with senior stakeholders and investors.
